Should You Attend the Home Inspection? Here’s My Take as a Buyer’s Agent 🏡
Congrats—your offer was accepted! Now it’s time to schedule the home inspection. So… should you be there?
My answer: YES, if you can.
The home inspection isn’t just a box to check—it’s one of the best opportunities to learn more about your future home. Here’s why I always recommend my clients attend (even if just for the last 30 minutes):
✅ See Issues Firsthand
Photos and reports are helpful, but nothing beats walking through the property with the inspector and seeing things with your own eyes.
✅ Ask Questions in Real Time
You can get clarity on what’s a serious concern vs. a minor fix—and what to plan for down the road.
✅ Learn the Home’s Inner Workings
Where’s the main water shutoff? How do you access the breaker panel or attic? Being there helps you get oriented and more confident as a future homeowner.
✅ Gain Confidence in Your Investment
Buying a home is a big deal. Attending the inspection helps you feel informed and allows you to make educated decisions moving forward.
💡 Pro Tip:
You don’t have to be there the whole time (inspections take 2–3 hours). But showing up for the summary walkthrough at the end is well worth your time.
And if you can’t make it? That’s okay too. I’ll be there to ask questions, take notes, and make sure nothing gets missed. That’s what having an Accredited Buyer’s Representative (ABR®) is all about.
